Covid viewings

A couple of current student tenants who are leaving at the end of June have said they don't want anybody viewing the property due to Covid, but that they're happy for the letting agent to do a walkround video and put this on their website; I've spoken to my letting agent who informs me that most students won't sign based on a virtual viewing and that all physical viewings will be Covid safe (eg, gloves / face mask set) and that the tenants don't really have any choice as this is all within the current guidelines.
Is this correct??
