Hi,

I have a property with two tenants on joint AST. One tenant wants to move out and the other tenant wants to stay and move his girlfriend in.

They have a joint deposit registered with a letting agent. Tenant who is moving out has admitted some small damage to a mirror so there will need to be a deposit deduction for that.

What is the best way to do this? Return deposit minus deductions and reprotect or deduct and get them to pay the deposit between each other and then change the names?

I'm happy with referencing the lady who wants to move in, it's just the deposit causing some problems.
