Hello, a query from a tenant has me questioning myself.

1. If a tenancy for 12 months starts on 31 January, will it end on 30th or 31 January the following year? I thought 30 January would be the last day of the let and the day to move out?

2. I have to pro-rata rent for the last few days of the tenancy and I thought it was a simple calculation: Monthly rent x 12 /365. But I see, on-line, that there are more complicated was of doing it that involve dividing the rent by the number of days of the month you are in. Is there a preferred way?
