I would like to know about increasing rent on a contractual periodic tenancy.

To do this, must I have a clause in the tenancy which states the exact basis of how the rent will increase (ie by RPI each year etc...)

OR

Can I have no such clause and issue a Section 13 Notice to increase the rent?

My preference would be to be able to increase rent every few years, rather than be stuck to a rigid formula set out in the lease clause.

I understand that I can do this in a statutory periodic tenancy, but do contractual periodic tenancies demand different rules?

Many thanks, Mark
