Hello,
We have tenants living in one of our properties for over two years now.

A%09The tenant in question is a nice lady who pays the rent on time however, we are constantly having to repair things, fixing door handles, it%E2%80%99s not due to wear and tear, as taps are constantly having to be replaced five, six months after they have already been replaced etc. We feel they are being damaged most likely by her children.

B%09Also, since she has moved in there is now a lot of condensation in the property, something we have never had since we have had the property some twenty years. We think it%E2%80%99s mainly caused by her drying clothes indoors after she has dried them in the washing machine.

Each time we speak to her she is in total denial about the above two points and the cost of maintaining the property is beginning to use almost all the rent.

The options we have thought about are:

1.%09Giving her notice to find another property but that this could lead to her stopping payment of the rent and cause even more damage to the property for the next six months.

2.%09Increase the rent %E2%80%93 we do not have any clauses in the lease regarding this, so what would be the best way to increase it.

Your thoughts and suggestions would be appreciated.
