I do not live close to my rental properties and usually ask a lettings agent to complete a Tenant Find service and a check in inventory for new tenants.
1. Can this inventory serve as evidence of the condition of the property at the end of the previous tenancy if the property has been empty between the tenant vacating and the inventory being completed. The timescale would be within a couple of days of end of tenancy.
2. Can the vacating tenant insist on being present when a check out inventory is completed?
