Wasted money on declined guarantors

Does anyone else also experience wasted payment on guarantors who say they meet the criteria for the credit & referencing checks, but then get declined? I just spent (wasted) £24 on a check, turns out they didn't actually have any income at all. A fine line between lieing and not telling the truth. Infuriating! Before the Tenant Fee Ban, I simply made tenants pay for it, but now we're not allowed to do that. So I'm finding tenants/guarantors don't give a damn and try their luck knowing they don't have to pay. And it just creates a situation where i will begin to refuse any new tenant in future who need a guarantor. I.e. this new system/law just creates more 'discrimination'. Nuts, toally nuts.
