Fair deposit charge?

Hi regarding what i can charge to tenancy deposit for the following

1. Inventory says there is Dog ordour, carpet smell, carpet stains and dirt in areas. Contract says tenant must remove all impact of dog. Also all carpet to be professionally washed at end. Tenant says she got s friend machine to do job. Cost to me for prof clean 165.

2. Brand new carpet throughout. But there are 2 stains in dining room entrance. They are not huge but noticable inventory says its tenant cost. If carpet was brand new then what do i charge? Full cost replacement less 1 year age at end of tenancy. Eg Carpet may cost 600, or some 25% cost apportionment Any idea what adjudicator would do?
