Hey forum, need some guidance please.

My tenants have been a bit unreliable since the start of the AST about 2 years ago. They are now two weeks behind and have advised that they cannot pay the full amount for another 6 weeks. I am holding 6 weeks rent worth of deposit.

They have requested to hold back payment until July. For me this is not an acceptable situation as another non payment and subsequent tenancy termination notice will leave me significantly out of pocket.

I have used the NRLA AST template for the contract.

I would like to put them on 30 days notice to leave the property but cannot find the duration of the tenancy termination notice on the contract.

Also they haven't yet signed and returned the renewed contract which was sent to them at the beginning of the year. The previous one ended in February 19.

So a few questions:

  1. What is the quickest way that I can evict them?
  2. How long will it take to evict them?
  3. What is the correct way to evict them?
  4. What will the effect be of the fact that I haven't had a returned signed contract for them covering this period?
  5. Are there currently any pandemic type restrictions that will hinder this process?
