I use modified versions of the AST contract, as the main one does not cover our short-term contracts and the need to end contracts for a following tenant. Tenants book flats, often months in advance, as they need to arrive in a foreign land with arrangements in place. One month's notice by the tenant is not enough. In practice, tenants have always left in accordance with the agreed contract. They also do not cover short contracts. Where a tenancy has been arranged for a later period, a contract has to be time-limited. In practice, our modified contracts have always worked for this, but your contracts are not adapted to this. We have tenants arriving in January, so are preparing contracts ending in January, but probably starting in September.
