What to do if a tenant does not vacate? (Company Let)

We rented out a property to a company. We provided them with more than the required notice for a company let (4 weeks), however, keys have not been handed over and the residential tenant has had a property fall through, therefore they have not given a date for which they will be vacating. What are our options in terms of reclaiming possession of the property and handing keys back to the landlord?
