All the Best Clauses for an AST?

Hello everyone!
This is my first post and I have found reading through this forum to be extremely helpful. I can see the community has been amazing!

There are lot of great suggestions on what clauses to add to a AST, however they are scattered all over the forum. If someone could please share a list what they think are the very best clauses to add on top of a standard AST, I would be very appreciated. I am looking for the most (near) foolproof ironclad set of clauses there are.
If you don’t want to share them on here, you are more than welcome to send them via email at I know some of you might not want to give away a list of good clauses that they have built up over many years, so I am open to compensate for the trouble. I am really trying to protect myself as much as legally possible because I only rent out 2 properties and they are my only income, and I spend a lot of time volunteering for social & environmental sustainability causes.
For context, I will rent out a 3-bed mid terrace next month which will need a selective licence and a young family will probably live in there. So clauses of preventing overcrowding and sexual overcrowding would also be very helpful. But I would also like all clauses that reduce liabilities, damage the tenants make, basically any clauses that reduce as many problems as technically possible.
