My Tenant moved into my rental property at the end of May 2021 signed up for a year and gave me 6 months rent upfront. Since then I have been told by tenant's neighbours (who are my friends) that my tenant has a dog.

The 'new' tenant has never asked or told me that he will/wants to keep a dog in my property. (There is dog poo in the back garden, an empty bag of dog mixture in the garden bin and the tenant's neighbours have mentioned, the tenant lets the dog loose in the back garden every day for some time).

Tenancy Agreement signed by tenant states tenant needs my written consent to keep a dog in my rental property. (I am aware the tenant has breached his Tenancy Agreement).

What are my options?
What can I do?
