I have a tenant who is refusing to pay me rent as a retaliatory move for being served with a section 21 notice. The tenant started refusing to pay rent during the notice period. He has never skipped paying rent during his one year stay at my property. His sudden failure to pay rent seems to have been motivated by his unhappiness of being served with a notice. He is due to vacate premises at the end of October. From my conversations with him way he seems determined not to pay, until he lives.

In such cases, what options do I have legally to ensure that he pays my rent during the notice period?
