MY tenants have been in for 9 months so are on a periodic tenancy. They gave notice last month as they are buying a house, which was always their intention, but delays with completion mean they asked me if they could stay on a few weeks longer. I said yes and would treat it as a longer notice period although they can't give an actual leaving date yet. I assume they continue on the tenancy and theoretically the month's notice is 'gone' and they should give another month's, but in practice we will both agree to end the tenancy an agreed day. They will pay pro rata rent for any part month they are there. Have I left myself vulnerable at all?

I should add I trust them and they are very 'by the book' people, in fact they made my life miserable at first with their extreme pedantry and complaints when something wasn't just-so in our old victorian house. So it's with irony they now find themselves in a mess and asking me to be flexible and cancel booked maintenance work etc. which I am happy to do because its not a big problem for me I'm a nice guy!
