Course of the month: Section 8 notices

Sally Walmsley 15 October 2026

It’s now almost six months since the first phase of the Renters’ Rights Act was introduced in England, bringing with it the abolition of section 21, the so called ‘no fault’ eviction.

This means you must now rely on one of 37 revised section 8 grounds to take back possession of your rental property.

Our Section 8 Notices eLearning course will run through everything you need to know to navigate the new regulatory landscape, including:

  • Actions to take prior to serving notice
  • Mandatory and discretionary grounds for possession
  • Completing and serving a Section 8 notice correctly
  • Drawbacks and potential for counterclaims.

It will run through the new grounds and notice periods as well as taking you through the procedures for serving a Section 8 notice in England, step-by-step.

It will also outline what to do when a notice expires and help you navigate the court processs with confidence.

How to book

The course is three hours long and can be studied at your own pace at a time and place to suit you. It cost just £33.30 for members and £40.50 for non-members.

Accreditation: It will also earn you three Continuing Professional Development (CPD)  points to be used towards NRLA accreditation – something you can find out more about here.

For more on section 8 and how to use it you can access our detailed guidance here.
