Webinar: Renters’ Rights Act Q & A – Ending a periodic assured tenancy

With the Act now law and existing tenancies converting to periodic assured tenancies from 1st May 2026, understanding your rights and responsibilities when bringing a tenancy to an end has never been more important.

The headline change of the Act is the abolition of Section 21 – the so-called 'no-fault eviction'. In its place, the Government has updated the Section 8 grounds, including new and updated grounds for landlords selling or moving themselves or their families in, a new student ground, and also a change to the mandatory arrears ground.

New assured periodic tenancy agreements, that can be used for tenancies signed on or after 1st May, are now available to download for free from our website.  

This week, it was confirmed that student landlords, who signed the tenancy before 1st May 2026, will be allowed to serve two-months’ notice when asking tenants to leave under ground 4a (the student possession ground) between 1st May and 31st July this year.
