HMOs and the Renters' Rights Act

The Renters' Rights Act brings particular challenges for HMO landlords. The end of fixed-term tenancies, the two months notice period and new rules around rent in advance will all affect how you manage your properties.

And if you run student HMOs there are also new rules around ground 4A to contend with to ensure you can get your property back at the end of the financial year.

Understanding these changes, alongside existing HMO regulations, is essential when it comes to  staying compliant and protecting your investment.

  • Understand the liabilities and responsibilities of an HMO landlord or letting agent
  • Set up an HMO tenancy agreement correctly
  • Manage tenancies effectively, including the importance of inspections and tenant obligations
  • Deal with anti-social behaviour in an HMO
  • Navigate possession procedures, including changes being brought in by the  Renters' Rights Act.
  • Understand how EPCs, tax, insurance and accreditation apply to HMOs
