Landlord database: Your FAQs
More than 4,000 landlords signed up to join NRLA experts and Government officials to find out more about the new landlord database at a member webinar this week. Here we answer some of your frequently asked questions.
Regional rollout of the database will start in December this year and will cost £65 per property per year.
Since the announcement was made last month, we have been inundated with questions about how the database will work in practice - covering everything from uploading details to what information you will have to share.
We were joined by two representatives from the Ministry of Housing, Communities and Local Government (MHCLG) who gave a presentation on the database, which is being brought in as part of the second phase of the Renters’ Rights Act, and answered your questions.

Q: Is the £65 per annum cost, per property or for each landlord owning the property?
A: The £65 registration fee is per property, not per landlord or per room. This means that if you have a six-bedroom HMO or a one-bedroom apartment, the flat fee of £65 applies.
Q: What is the earliest date I can begin to register my property?
A: You can register any property from 15th December 2026 onwards, even if the regulations don't apply to your region yet. For further information on dates for specific region click here.
Q: What information can a letting agent upload on behalf of a landlord?
A: Letting agents will be able to upload some key information such as safety certificates, tenancy information, any additional/selective licensing information and more. However it is the landlord that must initiate and finish the process.
Q: Can tenants access the database?
A: Yes, tenants will have access to some of the information on the database once rollout completes and the public-facing element of the new database is launched. The information available to tenants will be limited though.
Q: If I have a large number of properties, can I register them all en masse and pay in one bulk payment?
A: Unfortunately, there is no functionality for bulk uploads and payments at present. Consequently, registration and payments will need to be made individually rather than in bulk.
Q: Can the landlord provide a business address and phone number rather than their personal address?
A: Yes, a landlord can provide a business address and phone number when registering on the database. For company landlords, the registration requires the organisation's address (which cannot be a PO Box), telephone number, and email address.
