Rollout of the new landlord database will begin this December – with landlords to pay £65 per property per year to register.

It is compulsory for all private sector landlords to sign up to the new database, which is being introduced under phase two of the Renters’ Rights Act.

Tenants – particularly those on low incomes – would be left worse off by rent controls, according to a new report from economic research group The Institute for Fiscal Studies. 

The independent body has added its voice to the rent control debate this week, warning controls could have a major impact on the supply of homes to rent and housing quality, echoing our argument that lower income households would be hit the hardest. 

Letting agent use has hit a two-year high, with more and more of you relying on them to cope with increasingly complex rules coming in under the Renters’ Rights Act.

According to independent research, carried out on behalf of us here at the NRLA, 66% of privately rented homes now administered by a letting agent in some way. 

But while some agents do fantastic job for landlords - and tenants - others can, and do, fall short. 

While most discussions on Renters’ Rights have centred on the changes such as the abolition of Section 21 and the loss of the fixed term, its potential impact on the Government’s EPC C plans has flown under the radar. Public affairs officer Mia Rotaru explains more.
