There is a couple who want to rent one of my properties in Wolverhampton. However they want the lease in only the wife’s name who is currently on maternity leave and expecting a child soon.
The husband works and lives in London and doesn’t want to have his name on the lease but is quite happy to act as the guarantor.

  1. I would find it difficult to justify the wife’s affordability to rent the property.
  2. I also wanted to do a rent protection insurance policy but I don’t know if any insurance provider would accept the policy on the guarantors name (husband) who’s name will not be on the lease.

I would really appreciate some feedback on this matter.
