Tenant in situ wants to leave

I am in the process of buying a property with a tenant in situ who has until March 2022 left on tenancy agreement. I spoke to her today and she is in the process of buying a house herself and was hoping I would agree for her to leave. I want to be reasonable but One reason I am buying the house is because there is a tenant and I’d have immediate rent. I thought I would do some of the work that needs doing such as replacing radiators while she was there. If I let her leave I will have an empty property while I get it ready for the next tenancy. I’m not sure where I stand?
