With updated Housing Health and Safety Rating System (HHSRS) regulations expected to apply to property inspections in England from 22nd June, we are running an exclusive members' webinar to make sure you know exactly where you stand.
The updated regulations are set to introduce new on-the-spot fines for landlords where Category One hazards are found in a property. Once the legislation is passed, inspectors will be able to levy fines of up to £7,000 per hazard - rising to a maximum of £40,000 if issues are not addressed. Crucially, unlike the current system, there will be no compulsory requirement to give you notice to fix the problem before a fine is issued.
While the underlying standards have not changed – new Category One hazards have not been added - the system has been reorganised to make it easier to understand. Hazards most commonly found in the private rented sector include damp and mould, excess cold, fire risk and falls.
