With the end of Section 21 a lot of tenants are going to evicted with the fault of non payment of rent. Its likely that very few landlords would knowing take on a tenant who had been in previous rent arrears but if governments were to buy bad tenancy debt a bit like the bought bad mortgage debt from the banks in 2008. Then we as landlords could off load bad debts we would be more willing to take on tenants who have previously been evicted.
The government would be able to pursue the debt over a longer time period that us landlords can and they could buy it a slight discount from us. I'm sure we would prefer to have 80% of rents owed than 0% which if often were we end up.
I appreciate that from the government would see it as a vote winning idea. But as a practical solution to increasing numbers of tenants unable to secure a tenancy going forward.
