Dear NRLA, please help with some advice. We have exercised our Mutual break clause on the 18th August and gave her two months notice from 18th August. The tenant owes us £4000 in rent, has had the anti-social environmental officer give her a verbal warning regarding her loud parties and noise throughout the night and morning. She informs us she is now pregnant, and we now have a fear that she will stay put without paying us a penny. Please can you give us some advice about what we can do to ensure we repossess our property within our mutual clause notice time without infringing any legal rights, especially as she is now pregnant. We have been so very kind to her for the whole year, with her making empty promises of payment, but we can longer financially support this lack of rent.
