Covid - Frustration of Contract

A HMO tenant has contacted us to say they have been in touch with a solicitor and his part of a group tenancy can be terminated , under frustration of contract laws. He says that his uni is only teaching his course online at the moment (due to covid).

He has complained from the start that the room was too small for him - never had any complaints before - and he has been trying to get someone to take over his tenancy, but they backed out - this was before the latest call about online teaching.

The property is in Wales, don't know if this makes a difference.

What are the chances of him succeeding in this complaint, and how does it affect the rest of the contract parties, would it invalidate the whole contract?

We are sympathetic, but banks still want their money :(
