Hello, we have a house with four tenants that we have been letting for 20 years. It has always been let on a joint contract and the tenants have interviewed and chosen the next tenant, with consultation with us, and dealt with any issues within the house. I don't think it makes any difference, but recently the house had to be registered as an HMO because it is in a London borough where the rules have changed. One of the tenants, who has been difficult apparently from when he first moved in during February 2019, is now being what can be best described as obstructive, argumentative and at times verbally abusive and is upsetting the other three to the point that they want him removed. We wish to help, but are unsure what we can do or advise. Under current rulings we understand that we are unable to ask this tenant to leave. If this is the case, what can be done, we do not want to lose our other three tenants because of this one person.
