I have a tenant who has always been very difficult about access for maintenance, inspections etc after many months my electrician gained access on 13 March to carry out the new Electrical Safety Tests. The house failed on a number of minor points only %C2£300 worth of rectification . She has refused to respond to any attempts by the electrician or my letting agents to carry out this work. I know I only had 28 days to do it. What%E2%80%99s my liability and what can I do to force access ? I and letting agents hold keys but she won%E2%80%99t consent.
