How do I protect myself re flat roof?

Hi,

I am shortly going to be renting out a 2nd floor flat with a large window in the lounge which (if you climb out) leads to the flat roof of the flat below.

I do not want to block or limit the window as it would affect the option of using it as a fire exit if the stairs to the flat were blocked and it is a feature of the lounge which is attractive and good for ventilation in summer. But I want to ensure that I am legally protected if the tenants go onto the flat roof and either (a) damage it or (b) injure themselves. It has a raised edge around the roof about 50cm high so is not flat to the edge but I am still aware of the potential danger if they go out onto the roof just for fun!

I was thinking of adding something to the tenancy agreement to this effect and making sure they sign this - some sort of disclaimer? And perhaps putting a laminated sign to the same effect near the window?

Would this be the sort of action you would recommend and can you point me towards any particular wording?
