Boiler on the blink? A simple trick all landlords and tenants need to know

During colder months, one of the most common boiler issues landlords encounter is a frozen condensate pipe. While it sounds complicated, understanding how it works and how to prevent problems, this will save time, stress, and emergency call-outs. 

A condensate pipe carries acidic wastewater away from a condensing boiler to an external drain. In freezing temperatures, this pipe can freeze, causing the boiler to shut down as a safety measure. This is particularly common where the pipe runs outside or is poorly insulated. 

How to safely defrost a condensate pipe

If a tenant reports the boiler has stopped working during cold weather, a frozen condensate pipe may be the cause. The pipe is usually white plastic and runs from the boiler to an outside drain. 

To defrost it: 

  • Pour warm (not boiling) water over the frozen section of the pipe 

  • Use a hot water bottle or warm cloth held against the pipe 

  • Never use boiling water or a naked flame, as this can damage the pipe 

Once the ice has melted, the boiler can usually be reset following the manufacturer’s instructions. 

Topping up the boiler pressure

After a shutdown, the boiler pressure may need topping up. Most modern boilers operate best at 1.0–1.5 bar when cold. 

  • Locate the filling loop (often a silver braided hose beneath the boiler) 

  • Slowly open the valves until the pressure reaches the correct level 

  • Close the valves firmly and check for leaks 

If unsure, always refer to the boiler manual or arrange a professional visit. 

Prevent future freezing

Prevention is key. Landlords should consider: 

  • Insulating external condensate pipes with waterproof lagging 

  • Increasing the pipe diameter or rerouting internally where possible 

  • Ensuring the boiler is serviced annually and winter-ready 

Providing tenants with simple guidance on what to do during freezing weather can also reduce emergency calls and downtime. 

While some basic steps can be taken safely, repeated freezing or pressure loss should always be checked by a qualified Gas Safe engineer. A little preparation goes a long way in keeping boilers running smoothly through winter.
