Fully Managed vs Rent Collection: How to choose the right letting service

Many landlords choose to work with a letting agent, however not all letting services are the same. The two most common options are Rent Collection and Fully Managed. Understanding the difference between the two can help you determine the level of support you need for your rental property.

What is a Rent Collection service?

Many agents, like ourselves, offer three service levels. A Let Only service sometimes known as a Tenant Find service, means we find a tenant for you, and then all other responsibilities lie with you as the landlord. Rent Collection is the next level up, a middle-ground option between Let Only and Fully Managed. With this arrangement, the letting agent collects the monthly rent from the tenant and passes it on to you, while also helping manage any payment issues. 
Typically, a Rent Collection service includes: 

  • Collecting monthly rent from tenants 
  • Chasing late payments and arrears 
  • Providing statements and payment records 
  • Transferring rent directly to the landlord 
  • Acting as a point of contact for payment-related queries 

However, the landlord remains responsible for most aspects of property management. 

Who is Rent Collection best for?

This service often suits landlords who: 

  • Are comfortable managing the property themselves 
  • Live near their rental property 
  • Have experience handling maintenance and tenant issues 
  • Can stay on top of constantly changing legislation 
What is a Fully Managed service?

A Fully Managed service is designed for landlords who want their letting agent to handle most aspects of the rental process. 
With this option, the letting agent typically manages everything from tenant communication to property maintenance. 
Fully managed services commonly include: 

  • Marketing the property and finding tenants 
  • Tenant referencing and right-to-rent checks 
  • Rent collection and arrears management 
  • Handling tenant enquiries 
  • Arranging maintenance and repairs 
  • Conducting routine property inspections 
  • Managing deposit registration and disputes 
  • Ensuring legal compliance and safety checks 

Essentially, the letting agent acts as the main point of contact for both landlord and tenant, taking care of the day-to-day management of the property. 

Who is Fully Managed best for?

Fully managed services are particularly useful for landlords who: 

  • Live far from their rental property 
  • Own multiple rental properties 
  • Have limited time to manage tenants 
  • Prefer a hands-off investment approach 
  • Want support with changing regulations and compliance 

With the UK rental sector subject to evolving legislation, many landlords value the reassurance of having a professional manage these responsibilities. 

Key factors to consider when choosing a letting service 

When deciding between Rent Collection and Fully Managed, it’s worth considering a few key factors. 
 
Your time availability - Managing a property requires time and responsiveness. Tenants may report maintenance issues, ask questions, or require urgent assistance. If you have a busy schedule or other commitments, a Fully Managed service can significantly reduce your workload. 
 
Your distance from the property - If you live far from your rental property, arranging inspections or responding to maintenance issues can be challenging. In these cases, a Fully Managed service can be particularly beneficial. 
 
Your experience as a landlord - Experienced landlords who understand the legal requirements, management processes, and do it as a full time job (therefore having more time to commit to it) may feel confident handling the day-to-day responsibilities themselves. However, newer landlords often prefer the reassurance of professional support. 
 
Your budget - Rent Collection typically costs less than Fully Managed. Landlords should consider whether the time saved and reduced stress justify the additional cost. 
 
Compliance and legal responsibilities - UK landlords must comply with a range of legal requirements, including safety checks, deposit protection, tenancy regulations, as well as changes from the Renters’ Rights Act. Fines have increased for non-compliance and a Fully Managed service often includes support with these obligations, helping reduce the risk of costly mistakes.

Choosing the right level of support from your letting agent can make a significant difference to your experience as a landlord. By assessing your time, experience, budget, and proximity to your property, you can decide whether Rent Collection or Fully Managed is the best fit.
