Boost your EPC rating before it’s too late: What landlords need to know

Checkatrade 8 December 2025

The Government is proposing that, by 2028, rental properties must have a minimum Energy Performance Certificate (EPC) rating of C when they are let to a new tenant. They are also proposing that all rental properties will need to meet the C standard by 2030.

Properties that fail to meet this standard, and don't qualify for an exemption, may no longer be legally rented, putting pressure on landlords to act now or risk losing future rental income.

But the good news? With the right upgrades and regular maintenance, improving your EPC rating can be more straightforward (and affordable) than you might think.

Why does your EPC rating matter?

An EPC rates your property’s energy efficiency from A (most efficient) to G (least efficient). A poor rating means higher energy bills for tenants and lower appeal in a competitive rental market.

With upcoming legislation changes and growing demand from eco-conscious tenants, a poor EPC rating could:

  • Reduce your rental yield

  • Lead to extended void periods

  • Eventually bar you from letting the property altogether

That’s why now is the time to invest in upgrades that improve your property’s energy performance while costs remain manageable.

Step 1: Book an EPC survey to understand where you stand

Before making any improvements, start by understanding your current rating and what’s holding it back. Our trusted trades can deliver a same-week EPC survey, so you know exactly where to focus.

  • Flat: £79.00

  • House: £89.00

  • 4+ Bed House: £99.00

Step 2: Take action - 5 upgrades that can raise your EPC to a C

Here are some of the most common and cost-effective upgrades that can significantly boost your EPC score.

1. Service Your Boiler – £89.00

A poorly performing boiler is one of the biggest drags on your EPC. Regular servicing improves efficiency and lifespan, helping your heating system work smarter, not harder.

Book a gas boiler service for just £89.00 via Checkatrade for Business.

2. Upgrade Loft and Wall Insulation

Insulation is one of the top contributors to your EPC rating. Adding or topping up loft insulation to 270mm can dramatically improve heat retention. Cavity wall insulation is another major win, especially for mid-century properties.

Ask your EPC assessor if your insulation meets modern standards and get quotes on Checkatrade.

3. Seal Draughts and Improve Glazing

Draughty windows, old doors, or single-glazed panes will cost you EPC points. Upgrading to double glazing or sealing gaps with professional draught-proofing can make a noticeable impact.

4. Replace Halogen Bulbs with LEDs

LEDs use up to 80% less energy than halogen bulbs and last far longer. They improve lighting efficiency on your EPC and are quick to install across the property.

This upgrade can typically be completed for under £150.

5. Install Smart Heating Controls

Smart thermostats and thermostatic radiator valves (TRVs) help tenants heat rooms more efficiently and can raise your score under heating control criteria.

They are affordable and quick to install with the right trade.

Don't wait until 2028

As the EPC deadline approaches, demand for qualified trades, surveyors, and materials will rise. Landlords who act early will avoid price hikes, secure better trades availability, and protect their rental income.
