Gas boiler or heat pump: A practical guide for landlords

The heating debate has got louder in recent years — but for most landlords the question isn’t ideological, it’s practical. Which system is right for this property, this tenant, this budget? 

Gas boilers remain the dominant choice in the UK’s rental sector for good reason. They’re familiar, widely serviced, faster to install, and cheaper upfront. When something goes wrong, finding a Gas Safe engineer is rarely difficult. For landlords who need reliability and cost predictability, a well-maintained gas boiler is still a strong option. 

Heat pumps work differently. Instead of generating heat by burning fuel, they extract it from the air or ground and are significantly more efficient in energy terms — typically producing three to four units of heat for every unit of electricity used. For properties with good insulation and adequate outdoor space, they can substantially reduce energy bills and improve EPC ratings. 

The practical challenges are real though. Heat pumps have higher upfront costs, require compatible radiator sizes or underfloor heating to perform well, and need specialist engineers for servicing. Not every rental property is a suitable candidate without additional investment. 

Before making any decision, it’s worth asking some practical questions: What is the property’s current EPC rating, and how much insulation does it have? Is the tenant on a long tenancy or does the property turn over regularly? Are there government schemes currently available that could change the numbers? Whatever you choose, the most important thing is that the system is properly maintained, annually serviced, and covered when things go wrong. 

The honest answer for most landlords is that gas boilers will remain the default for some time — but heat pumps are increasingly worth modelling as part of a longer-term portfolio plan, particularly for newer or well-insulated properties.
