Get ready for the Renters’ Rights Bill: Updated assured shorthold tenancy agreements
The Renters’ Rights Bill is coming soon, with the final stages of debate in parliament due this autumn. With major parts of the Bill now clearer, we’ve updated our assured shorthold tenancy agreements to make sure you are ready for the changes ahead.
Once the Renters’ Rights Bill (RRB) comes into force – expected in the coming months – all assured shorthold tenancies (ASTs) in England will automatically transition to become assured periodic tenancies.
Landlords will have new obligations under the new rules – and tenants will also have updated rights and responsibilities.
What’s changed?
To help you prepare for the changes ahead, we’ve updated our tenancy agreements, so that you and your tenants have clarity around the terms of your agreement once the RRB is in force:

The RRB will ban rent in advance payments for new tenancies – but not for existing tenancies. Our updated AST ensures you will be able to take rent in advance without needing to use an addendum when agreeing the tenancy. And you will be able to continue to do so for this tenancy even once the RRB comes into force.

We’ve changed our AST so that tenants must give two months’ notice to end the tenancy, in line with the notice period required under the RRB.

New wording that allows documents related to the tenancy to be served by email (NB possession notices should not be sent via email).

Updated clauses outlining that tenants will be in breach of contract if they do not comply with reasonable instructions to address hazards – reflecting forthcoming changes to landlord obligations under the proposed Decent Homes Standard and application of Awaab’s Law.
We’ve also listened to your concerns around electric vehicle (EV) charging, following press coverage of the safety risks involved when misused. New clauses cover the use of e-bikes and e-scooters, and charging points for other vehicles.
What’s next?
We will, of course, be updating our documents ahead of implementation of the Renters’ Rights Bill, including publishing our assured periodic tenancy once the legislation has been passed.
