Service Description
Section 8 We will discuss the reasons or grounds you might be looking to use for seeking possession. After establishing that you have met the grounds, we will check any evidence needed to confirm this and then create your Section 8 notice for you to serve. Full guidance is given on how to serve the notice.
Notice to Quit Where you have a Non Assured Tenancy, a Notice to Quit is required. We will check your relevant contract to be sure a NTQ is the correct approach and then create the notice for you to serve. Full guidance is given on how to serve the notice.
Section 13 Rent Increase We will review your proposed rent level with some basic checks on market value, to ensure your chances of achieving the increase are as successful as possible. Once done, we will check your contract and prepare the Section 13 notice for you to serve. Full guidance is given on how to serve the document.
Creating Your Tenancy Whether you are creating an Assured Shorthold or have other specific circumstances such as a lodger or if you are a resident landlord, we will discuss your requirements and assist in preparing any relevant documentation and compliance for your new tenancy. We will then create the tenancy or license for you to review ready for it to be sent to your tenant. If needed we can discuss guarantor requirements too.
