Dear Sir or Madam

I use an estate agent for finding tenants and for rent collection.

A tenant is claiming in excess of 14k for a deposit protection dispute-failure to protect the deposit correctly.

The tenancy in question has already ended and the deposit has been returned in full save for cleaning expenses as agreed with the tenant.

It is agreed there was a delay in protecting the deposit due to a confusion with the estate agents, they never forwarded the deposit to me and instead used it to refund another outgoing tenant, causing confusion and delay/failure to protect it for some time.

The tenant and the agents apparently signed 2 tenancy agreements(the renewal was not sent to me and is signed only by the tenant) and then it became a periodic tenancy for 2 months before the tenant left.

the rent was approx 1500 GBP. The tenant is claiming £14000. I have agreed to pay £4500*(Three times original deposit) but they wont settle for this.they wnat 3 times each deposit for 3 years.

Any advice on this would be appreciated.

I now do have a solicitor so I am not asking for legal advice but merely and experience others may have from similar situation.

Needless to say I feel blackmailed by this as I have refunded the deposit in full and agreed to pay a large sum for the delay in protecting deposit due to a misunderstanding with the agents .
