Hello

My tenant has left the house and I'm about to process the return of the deposit. I will be taking out the cost of cleaning the house and redoing the garden as they didn't look after it over 3 years.
In the exit check, it was noted that the skirting boards were damaged beyond wear and tear and we also had to get the whole house repainted. I will not charge the tenant for the entirety of the painting as it will go down to the wear and tear.

My question is, am I required legally to do something else like advise the tenant of their ability to dispute etc? Or can I go ahead and process the return of their deposit, less the amounts required to putting the house back to it's normal state of repair?

Many thanks
