I have a 5 bed student let - agents have found tenants but one does not have a guarantor - apparently his retired parents do not want to stand as guarantors - what would my leagl position be as the landlord if this potentail tenant defaulted on rental payments - he wants to pay in four instalments overt a 12 month period
