My tenant has been in my house since 2009(11 years) and originally signed an AST through a local agent. This has now become a periodic agreement. I have put the property on the market and need to give her notice but in view of the latest advice from the government on Friday, I am not sure if I am required to give her 6 months notice and if I have to use Sect 21? I am in the process of obtaining an EPC but she has never had any other kind of documentation i.e. 'How to Rent' etc. She has been a model tenant and never missed a rental payment.
