How to terminate room only (HMO) assured short hold tenancy when landlord wishes to sell property

We wish to sell our flat where we have two tenants renting (HMO) one room each under an assured shorthold tenancy (6months). They have both been individually with us for 15 years and 2 years resepctively. We would like to know which type of notice needs to be used to advise them please? CB
