Hi, I have a prospective tenant in receipt of Universal credit. She is a mother with 3 month old twins and is living with family at present. She has a close friend who is willing to be her Guarantor. I have asked her if friend is a home owner to start with and will carry out checks on tenant and Guarantor. Please advise where I can get the guarantor agreement and will I be able to add clauses such that they will be responsible for as long as the tenant resides there and also to confirm that they weren't pressured or forced to become the Guarantor. I would be very grateful for this information and what else I need to do/ask as this is a first time for me. Thank you very much. A very cautious Landlord after being burnt on a few occasions .
