Letting fee if tenant renews but I create the contract

Hi all,

I have tenants who want to stay another year. I have a contract with the letting agent that states a renewal fee if the tenant renews his tenancy. But if I set up the contract, does that count as a renewal and I have to pay the fee? 3% seems steep for changing dates and sending it to the tenant! I would think if I did this I wouldn't be able to let through this agent again (but to be honest I think in the future I will do it all myself anyway).

Note: accidental landlord muddling my way through!
