Possession - Section 8 and Section 21

Tenant on tennancy agreement has advised us that she has left the property , by text message. She continues to pay the rent and has asked if her partner may take over the tennancy. We do not want to issue the tennancy to the partner. What options do we have to remove him from the property ??
