An agent introduced a couple as potential tenants. Their total income falls short of the affordability by about £5000 but the agent is pushing the argument that they have a guarantor. I am not convinced this is the right path to tread as if they can't pass the affordability test, they are likely to default. In these present times, it could cause a long term headache. Am I being too cautious?
