I have a one-bedroom flat with kitchen and bathroom. The bedroom is very large and both it and the living room have tv aerial socket and phone/broadband. I am thinking of letting it as a share - each room is big enough to be an independent unit - with 2 bedrooms and shared bathroom/kitchen. I don't want to get into HMO so can I let it as a flat share using a standard AST with both tenants on the agreement? The reason is that the flat is worth £725 per month as a 1-bedroom but as a share I could charge £450-£500 per room.
