Just after some advice here regarding tenants putting up christmas lights. It seems to be coming more and more common for people to want to put up loads of lights (excessive in some cases) both internally and externally.

Can you put something in the tenancy agreement about not allowing it? or only allowing tree lights and none externally? (you can forbit candles etc) Some houses now go over board with lights and the concern is the fire hazard/they are left on overnight even all day if they go out and leave them on/they are not to a certain standard/not checked regularly or are very old lights that get hot etc / causing damage to property or worse a fire etc.

Also the tenant not taking external ones down afterwards or the tenant falling and hurting themselves up ladders etc - would LL be liable for a personal injury claim?

It seems to be happening more and more especially this year - is this something that landlords need to be including in their tenancy, or do LL's already have it in their tenancy? I'm not wanting to stop anyone's fun or enjoyment by any means but I'm just thinking ahead of the nightmare it could cause a landlord.
