I am signing up 6 Student Tenants on a Joint AST each with a Guarantor. I am requesting a Deed of Guarantee (Limited) and two of the prospective Guarantors have asked the same question. It's a hypothetical situation where several Tenants/Guarantors are unable/refuse to pay rent and I am unable to pursue them. The remaining Tenants are Joint and Several too so the liability for the whole rent falls on them. This in turn increases the amount the Guarantor has to cover for rent for the person whom he is guaranteeing. Can you tell me if this is the case please and if so how does this Deed differ from the Deed of Guarantor (Unlimited). I'm not sure I can adequately explain this. Many thanks
