I have a property that has been let through an agent since December 2019, I have been unhappy with their service and have, for a second time, asked to terminate. They are again refusing to do so and, as far as i can see, are within their rights to refuse - the contract states i must continue to pay them a fee all the time the existing tenants remain.

I am particular aggrieved by this since when i entered the agreement i specifically asked if i would be able to cancel it in the future and was assured this was the case. I do however accept that this wasnt documented and the contract, which i signed, specifically does not allow this.

The agents are a large, high street, group.

Do you have any advice on how i might persuade them to allow termination? The contract has after all been in place for over two years and I am willing to give a reasonable further notice period. If not then my only option appears to give my tenants notice and find new ones but this is certainly not ideal and very unfair on good tenants.
