I am using the services of OpenRent for finding a new tenant which has been very successful and have found who I beleive to be a good tenant.

As part of openRent's service I can use their Tenancy Agreement creation service which is a pre-written document. They say that I am able to add additional clauses to it, although it then states 'any clauses I add are not endorsed by OpenRent and their enforecability and legality will need to be discussed with your own lawyer!' But I would still like to add 2 clauses for the following reasons.

1) I have a loft that I don't particularly want tenants to use as the last tenants had it full of their belongings and somehow a mouse or mice were found in the loft. I had to employ the services of a Pest Controller. He couldn't find any evidence as to where they might be getting in and infact never caught any mice. There wasn't much damage but I hadn't put anything in the tenancy agreement to say that they could use the loft at their own risk. Could I put a clause in the new tenancy agreement to say they can use the loft but at their own risk or words to that effect?

2) Also all the white goods I have in the house are on a breakdown cover except for a tumble dryer that the tenants would like me to leave for them to use. I said verbally that they could use it at their own risk and if it broke down that I would not replace it, but this was not written into the tenancy agreement as an additional clause. I would like to add this clause this time.

What does anyone think about adding these 2 clauses, although I am not quite sure exactly how to word them if anyone can help with that too?

I have incidentally told the tenants verbally that the loft and tumble dryer is used at their own risk. Or should I just write this in an email to them?
