New tenant wants to sign AST

She will pay deposit ( 5 weeks ) to be secured in DPS .

She will pay 6 months upfront ( her wish ) .

She will agree to monthly inspection & video inventory .

Two pedigree cats in apartment . She says no landlord is willing to give her apartment with 2 cats .

We have in writing on AST & email exchange that next rent ( 7th monthly instalment ) is due 8th Oct ( 6 months later ) .

Agreement starts 8Th April .

I am documenting it clearly that it is rent and not deposit .

All monies received in my business account .

Some factors that make her a slightly high risk are (1) inability to provide guarantor .
(2) works in NHS & studies has provided me both IDs , NI number , UK Passport , Birth Certificate .

I feel she is safe and I should go with this tenant .

Should I be careful from Housing Act point of view with anything .

  1. months rent ( usually can lead to suspicious activity : cannabis / brothel etc )

Apartment is 2 min from where I live & I have 3 others in same block .

I will appreciate senior landlord members to highlight any pointers of lack of understanding on my part .

Could I be making a mistake here ?
